+ Viewings
How do I book a viewing of the property?
You can simply book a viewing by phoning us on 07974 645206 or email us. Just remember, we need 24 hours notice to inform our current tenants of potential viewings and all viewings are carried out on weekdays between 10am and 6pm.
If I/we like the property how do I/we secure it?
To secure the property we would require a deposit from each of you, along with the necessary tenancy agreement signed. Once this is complete the property is secured and taken off the market.
+ Deposit
How much is the deposit?
One months rent per person. All Red Dragon Letting deposits are protected with the My Deposits tenancy deposit scheme.
What is the best way to pay the deposit?
We accept cheque, cash or bank transfer. Please make cheques payabe to Red Dragon Letting.
Are there any administration fees?
There are NO administration fees charge by Red Dragon Letting when setting up you Tenancy Agreement.
Will I get a full refund of my deposit?
We want to reimburse your deposit in full so please make sure the property is returned to us in a clean and lettable condition and without damage. Cleaning and rubbish removal charges are the most common deductions made against your deposit. Leaving dates vary and some of your housemates may depart early resulting in the remaining tenants having to clean and clear not olny their room but the rest of the house. This can lead to a rushed job and monies being deducted for additional cleaning to bring the property back up to standard. It is highly recommended that you don't have your moving out party the night before, it could be very costly!
When will my deposit be repaid?
A maximum of 30 days from your tenancy ending.
How will my deposit be repaid to me?A cheque payment will be made to the lead tenant on your deposit protection certificate.
+ Tenancy Agreement
What is a "Joint & Several" tenancy?
Under this agreement all tenants are joined together to rent the whole property and do not have a particular share in it. If a tenant of the group decides to vacate, the remaining tenant(s) will automatically become responsible for the whole tenancy.
What is a guarantor?
A guarantor is someone who agrees to vouch for a tenant's ability to pay rent, as well as any damage that the tenant may cause. Should the tenant default on rent payments and/or fail to pay for any damage caused to the landlord's property, the landlord may proceed against both the tenant and the guarantor for payment to be made.
What happens if I need to leave my contract early?
On an Assured Short Hold Tenancy Agreement, you're legally bound until the end of your tenancy period. We can however consider ending your tenancy if you have a replacement. This individual will need to meet all of our criteria and be able to provide full guarantor details prior to the process being complete. There is no fee payable by the outgoing or incoming tenant but the incoming tenant . If you need any further information on this process please contact us.
+ Rent
Do you offer summer discount?
If you renew your tenancy for a second year you will recive half rent during July and August.
How can I pay my rent?
Rent is to be paid by monthly standing order or if you wish to you may pay the year in full. We accept cash, cheque or bank transfer.
When is my first rent installment due?
Your first rent payment will be due on the 15th June. We require cleared funds in our accounts before any tenants can move into the property. This period ensures we have time to collect rental payments into our accounts.
Can I pay my rent when I receive my Student Loan?
We are a private company with no association to the Student Loans Company. The rent is payable as per the terms of your signed Tenancy Agreement.
What happens if I can't pay my rent?
If you are experiencing difficulties paying your rent don't ignore the problem and hope it will go away. The sooner you let us know of any extenuating circumstances the quicker we can try and work with you. Please refer to your tenancy agreement for details on charges that could be applied. We don't like charging you fees, and we're sure that you also don't like the embarrassment (and cost) of not paying your rent on time. Please contact us to discuss the situation.
Can I deduct my last rent payment from my deposit?
Unfortunately not as the rent and deposit are quite separate.
+ Utlities
What's included with the "All Inclusive" utlities?
Gas, Electric, Water and a TV licence for the lounge only. If you plan to have a TV in your room a separate TV Licence is required. Please be aware there will be a fair usage policy.
Is Broadband provided?
A wireless broadband router is provided as part of your rent and you will be provided details of the password in your joining information pack
+ Moving in / General
When will I receive the moving in information?
You will be contacted 4 weeks prior to your tenancy commencing with arrangements for moving in.
Should I take out contents insurance for my possessions?
The landlord's contents will be insured but you are responsible for insuring your own personal possessions. We recommend that you check with your paren';s House Contents Insurance Policy as this may cover your personal possessions as a student living away from home.
Can more than one person live in the same room?
Unfortunately not. The price is per person in relation to the number of bedrooms in the house.
Can I bring my own furniture?
To ensure that Health and Safety Regulations are maintained at all times we request that tenants who wish to bring their own furniture or electrical goods into the property must ensure they conform to the following regulations:
- Furniture must comply with the furniture and furnishing regulations 1988.
- Electrical goods must hold a valid PAT test (portable appliance testing).
- The tenant is also responsible for removal of any personal items at the end of the tenancy.
Can I decorate my room?
We do not allow you to decorate or paint your room.
Are kitchen utensils provided?
Our properties are fully furnished with basic kitchen utensils but we do not provide items such as bins or bedding therefore you will need to bring these with you when you move in.
Can I put additional locks on my door?
We understand the need for privacy and all bedrooms have their own coded ock for security. If an additional lock is put on a door then it will be removed and the tenant will be charged for the removal and any damage to the door.
Can I keep pets in my room?
Unfortunately, we do NOT allow any pets in the property.
+ Property Maintenance
What if I have maintenance issues with the property?
Please report any maintenance issues to Red Dragon Letting via email (See Contact Page/Page Footer) or phone, with as much information regarding the problem as possible. The repair will be scheduled on a priority basis. You will be informed when we will be attending your property but we do have keys so you don't need to be present at the time.
Who changes light bulbs?
This is the tenant's responsibility and you should make sure all light bulbs are working when you leave the property.
What happens if I damage the property? All tenants of the property will be invoiced for the works in making good of the damages made. These charges will include the parts and labour.
